Greater Houston · Custom gunite pool builder
Most Houston pool builders quote 8 weeks and finish in 6 months. Scott Davis doesn’t. Substantial completion in 8 weeks from ground-break, written into Section 7 of your contract. $250/day credited against your final payment if we miss. No other Houston builder puts a number on it.
"We couldn't be happier. Scott and his team were professional, attentive, and really listened to our needs."
— Riley Z. · Verified Google ReviewWhy Houston pool builds drag on for 6 months
The pool industry has a timeline problem. Most builders overbook, then juggle. Then they go silent. Then the wrong guys show up. Then there's a change order. By the time you're swimming, summer's over.
Quoted 8 to 12 weeks. Finished 16 to 24 weeks later. The builder shrugs and says “weather.” Meanwhile your kids missed another swim season.
Phone calls answered for the first 3 weeks. Then crickets. You’re chasing your own contractor for updates on your own backyard.
“That wasn’t in the original quote.” Industry data: 60%+ of pool builds get hit with change orders, averaging $5K to $15K above the original. Their contract had 47 ways out. Yours has zero.
Why we can put a number on the timeline
Industry-typical Houston build is 12 to 24 weeks. Subcontractor shortages and post-freeze backlog have pushed many to 16 to 20. The 8-week guarantee is built on three operating choices most builders won’t make.
No project manager between you and the owner. Scott is on-site for excavation, gunite shoot, plumbing rough-in, and plaster. You get his cell on day one. Mary’s review says it: “Scott was onsite every single day during the process.”
Scott turns down work that doesn’t fit the schedule rather than overpromise. That tight volume is what makes the 8-week guarantee possible. Most Houston builders sign 50 to 80 contracts a year and stretch every crew thin.
Substantial completion in 8 weeks from ground-break, or $250/day credited against your final payment, capped at $5,000. Not a marketing promise. A contractual obligation with a financial credit if missed.
Contract to first swim. 10 to 14 weeks total.
Permits and HOA approval take 2 to 6 weeks. That’s out of any builder’s control. The 8-week guarantee starts the day we break ground. You see every milestone before you sign.
3D render approved, schedule locked
Permits 7 to 10 days, HOA in parallel
Excavation, plumbing, steel cage
Shell shoot, cure, tile, coping
Plaster, fill, owner walkthrough
8 weeks measured from ground-break. Section 7 exclusions: permits/HOA delays, weather, owner-caused changes, force majeure. Full contract reviewed during your on-site estimate.

We work with a network of pool-construction lenders. They soft-pull first, so checking won’t hurt your score. If traditional financing doesn’t work, clients use HELOCs or stage the project. On the estimate visit, Scott or Celeste sends you the lender list. One application, multiple offers. Most folks land between 7 and 12% depending on term.
That’s the same runaround they were giving Celeste. HOAs in Houston routinely refuse to talk to contractors and only deal with the homeowner directly. If you can call them, Celeste writes down exactly what to ask for and you relay it back. Takes 5 minutes. We submit permits in parallel with HOA approval so the two run together. That’s how we keep build windows tight.
Typically 10 to 14 weeks total. Permits run 7 to 10 business days in most Houston jurisdictions. HOA review can add 2 to 4 weeks depending on the neighborhood. Once we break ground, the 8-week build window kicks in. The clock on the guarantee starts at ground-break, not contract signing. Permits and HOA aren’t something any builder controls.
Three things tell you everything: (1) plaster warranty length and what’s covered, (2) who’s actually doing the gunite shoot, in-house crew or a sub, (3) the change-order policy in writing. That’s where the surprises live. If a quote is significantly lower, ask what spec is different. Almost every time, the gap is in one of those three things.
$250/day credited against your final payment, capped at $5,000. Written into Section 7 of your contract. The exclusions are documented up front: weather delays (NWS-documented), permit/HOA delays (city or HOA-caused), owner-caused delays (late material selections, mid-build design changes), and force majeure. No verbal carve-outs. If it’s not in the contract, we eat the credit.
Two policies. Anything outside the original scope requires a written change order you sign before work happens. No verbal upcharges, period. And the 3D render Celeste builds in Structure Studios is contractually what gets built. The finished pool matches the approved render in shape, features, dimensions, and finishes. If we missed something on our end, that’s on us.
Scott comes to your property in person. He walks the yard, reads the slope, soil, access, drainage, and utilities, and you talk through what you actually want. Plan on 30 to 45 minutes on-site. Celeste then pulls the design into Structure Studios so you see the rendered pool in your real backyard, and Scott sends back a written estimate in 2 to 3 days for remodels, longer for full custom. No pressure, no upsell games. If the project doesn’t make sense, Scott will tell you.
Heard. Two things we do differently: progress-based payments tied to inspection milestones (you don’t pay for work that isn’t done), and the written change-order policy above. Scott takes 15 to 20 builds a year on purpose, not 50, not 80, so he’s personally on every job. The 28 five-star Google reviews are real people, real builds, real timelines. Many are from 5-year service customers who came back.
